Our management fee is calculated on the nightly rate plus OTA platform fees (the Airbnb / VRBO host service fees). It does not apply to cleaning fees or occupancy taxes — those flow to the appropriate parties separately.
No tech fee. No setup fee. You only pay direct costs for items needed to launch the listing — professional photography and video, linens, smart entry locks, and exterior cameras — billed at actual cost.
Cleaning fees are charged to guests at booking. SLR coordinates scheduling and quality.
Repairs are billed to you at actual vendor cost with receipts. We notify you before authorizing any work above $550 (your threshold). For genuine emergencies — burst pipe, HVAC failure mid-stay — we act first and notify immediately after.
Airbnb and VRBO charge host-side commissions deducted from the gross booking before payout. These are visible on every owner statement and are never marked up by SLR.
Our agreement is month-to-month with 60 days’ written notice to cancel from either side. No lock-in, no early-termination fees. If we’re not performing, you should be able to leave.
Within 15 days of month-end. Each statement includes gross booking revenue, OTA fees, cleaning fees collected and disbursed, the SLR management fee, any maintenance with receipts attached, and net owner payout. An annual summary formatted for your CPA is provided each January.
You also have real-time access to your Hospitable owner portal — upcoming bookings, revenue, and occupancy — at all times.
SLR takes care of all state, local, and municipal taxes applicable to your property — collection, filing, and remittance.

Adam and Gretchen handle all guest communication personally — inquiry through checkout review. Routine messaging is automated through Hospitable; anything outside the script goes directly to us. Target response time is under 60 minutes; most replies go out in under 15.
Every booking is covered by Airbnb and VRBO host damage protection. SLR also carries our own damage insurance for added coverage. We coordinate claims start to finish — you don’t chase guests.
We require owners to maintain a vacation rental property insurance policy; standard homeowner’s coverage typically excludes STR activity.
A standard supply inventory is set at onboarding. The cleaning team restocks each turnover; supplies are purchased on your behalf and billed at cost on your monthly statement.

Typically one week from signed contract to live listing, assuming photography can be scheduled promptly. Properties needing permitting, deep cleaning, or staging take longer — we’ll give you a realistic timeline at the initial assessment.
The permit is issued to you as the owner, but we handle research, applications, and renewals in every market we serve. 30A and Destin have active STR regulations; Austin and the Hill Country have local rules that vary by jurisdiction. We’ll walk you through exactly what applies before you sign anything.
